The site, built in 1967, is composed by different buildings scattered over a vast flat area of 28,700 m², of nearly triangular shape. The area is classified by the active POC: “complex areas of urban requalification” – “AC6-Via dell’Appennino Nord” (complex areas of urban requalification part of their development programme) which foresees the complete demolition of the existing buildings, followed by reconstruction – article 94 of the POC laws (Tertiary activities for 5,200 m² of St and Residences for 2,700 m² of Sc). Area under the counsel of P.T.C.P. (article 21B-article 28). The existing constructions are composed of warehouses, an office building, the custodian’s house, a former hatchery, in addition to accessory artefacts. The area is commercially desirable, also because of its predicted future use.

The property is located on the southern border of the city of Forlì (pop. 117,913), the main town in Province of Forlì-Cesena (pop. 394,601), in the Emilia-Romagna region (pop. 4,448,146), and is near the Cathedral. The area is situated 2,5 km from the city centre at the intersection of Viale Risorgimento and Viale dell’Appennino, the San Martino in Strada neighbourhood. It’s mainly a residential area, easily accessible by public transport and with the main public services and commercial activities. Nearby there’s the city hospital “Pierantoni” and two city parks. The railway station FS is 4,4 km from the property while the “Forlì” tollbooth on the Adriatica motorway (A14) is about 10 km away. The international airport of Bologna (6,880,000 passengers in 2015) is nearly 80 km from the city while the Romagna coastline is 30 km away (Milano Marittima).
