The property consists of the buildings of the former Church and Convent of Santa Caterina, located between via Dosso Dossi and via Roversella and bordered on the north by the garden of Palazzo Diamanti, home to Ferrara’s Pinacoteca Nazionale, within the old city centre of the city. The complex, whose original structure dates back to the XV century, was partially reconstructed in the thirties and additional buildings were built in the sixties. The L-shaped building, with a further building attached to the longer section, consists of two floors above ground, with a total covered surface off 5,611 m². The property includes an internal courtyard of 1,930 m² to be used as car park and an area of 1,579 m². The complex, owned by the Municipality of Ferrara, has in the past been mainly used as a school. The property could be enhanced by changing its usage to either commercial, tourist / hopitality services, offices or residential areas in accordance with form 1ACS-01, approved in the context of the second modification of the Firt POC.

The property complex is located in the centre of Ferrara (133,155 inhabitants), inside the perimeter of the old city centre, marked by the ancient city walls. The property benefits from a wide range of services, being close to the municipal square, the Duomo square and the main shopping streets, the various university buildings inside the old city centre as well as a pedestrian and cycle park of the ancient city walls.

The building is located close to the Parco Massari and via Corso Ercole I D’Este, the road that links the old city walls to the Castello. It is also close to Palazzo dei Diamanti, one of the world’s most famous Renaissance buildings, home to Ferrara’s Pinacoteca Nazionale and the Modern Art Gallery, which host important temporary exhibitions that attract thousands of visitors every year (De Chirico, Matisse, Modigliani, Picasso, Dalì). The area has excellent public transport and car parks. The railway station is 1.3 km away and the “Ferrara Sud” exit of the A-13 (Bologna-Padua) motorway is 8.9 km away.
