Urban lot, partially built, owned by the Metropolitan City of Bologna. It is bordered to the North by the area of the Salesian Institute, to the East by the recreation area of the After-work Railway Association, to the South by the Salesian Parking, to the West by the education area of Liceo Sabin. The building has a “linear” structure and is on one level. The total surface area of the building is about 1,650 square meters and there is an additional 3,903 square meters area of relevance. For the area, the planning tools of the Municipality of Bologna foresee the possibility to renovate the existing volumes, also through the demolition and reconstruction (with a different shape) of the buildings in the area.

The real estate complex of Via Bigari is located in a strategic position: within walking distance from the Bologna Central Station, in the Bolognina district. The district is part of several urban regeneration projects and several student residences are under construction there.
The area has 2 access points:
- 1st access from Via Bigari
- 2nd pedestrian access to be verified during the project implementation (from Via Matteotti)
Next to the lot, there are two school buildings (Sabin and Salesiani) and the Park of the After-work Railway Association. In the proximity of the area, there are the new office of the Municipality of Bologna and the recently built Health Centre.
The centre can be easily reached on foot in approximately 20 minutes, or by taking one of the many buses serving the area (11, 21, 25, 27, 35, 37, 62, 68).
The A1 motorway and the beltway are just a few minutes away.

Current authorisation status
Today, following the new regional urban planning law 24/17 and the General Urban Plan of the Municipality of Bologna, it is possible to foresee two different interventions:
1. Intervention of building renovation (also by demolition and reconstruction with different shape but same volume) through the issue of the Building Permit:
Building volume = existing volume = approx. 2.800 square meters surface
Approximate time for obtaining permits: 6 months
2. Intervention of new construction through the presentation of an Operational Agreement on the basis of urban law 24/2017:
Surfaces and functions to be defined in the Operational Agreement.
Indicative time for obtaining permits: 6-12 months
In accordance with the Regional Urban Law 24/17, the second type of intervention is widely used in the field of urban regeneration, usually to build a new construction and/or new volumes; in the Agreement the surfaces and functions are defined, which must in any case be consistent with the existing planning.
