The proposed redevelopment includes a series of interventions that refer to specific sub-areas, with the aim of ensuring their functional and implementable autonomy. Redevelopment Area A - Public City concerns the areas subject to transformation for improvement of the station’s permeability, improvement of interchange and railway services and a new central urban location consisting of the municipal headquarters, commercial and tertiary activities and parking. Redevelopment Area B - City of Services concerns the redevelopment of the sports centre, the new educational and cultural centre and expansion of the park. Redevelopment Area C - Housing regulates regeneration for mainly residential and private purposes. In the context of Redevelopment A, the project involves the construction of a new headquarters for the municipality of Rimini, which will replace the multiple offices currently scattered across the city, in order to implement a functional reorganisation of the offices and optimisation of the spaces used by the municipal administration. This project is not limited to the construction of a building with an executive function but aims to redesign the entire area in front of Rimini station: that is why construction of a public piazza and some commercial and tertiary spaces are planned in order to support the new settlement. The project also involves the demolition and reconstruction with expansion of the western body of the station in order to create a commercial gallery that looks out over both Via Roma and the railway platform. Construction of a multi-storey car park (ground floor and 1 basement floor) is also planned for users of the railway station and will be connected to the municipal office carpark below the piazza. Redevelopment B provides for the inclusion of highly integrated new functions into a public park that acts as a green link between the station area, the new municipal office piazza and the Ausa park. The park will be characterised by a series of light elements (pergolas) to structure the pathways and provide shade. The project includes areas equipped for play and recreation, vegetable gardens and wilder natural areas. Construction inside the park of a school complex that may also host an educational centre is also envisaged. Finally, the scheme also evaluates the possibility of creating a building to be used as a cultural centre, aimed at hosting activities to promote the nearby Roman amphitheatre. As part of Redevelopment C, the construction of a new residential settlement is planned on the coastal side, between the railway belt, Ausa park and Viale Monfalcone.

The area in question is located between the Sea Zone and the Historic Centre. The main road is an appreciable artery (Via Roma) which flanks the area on the south/west side (towards the historic centre), and heads south in parallel to the coast towards the borders of the municipality (Miramare area) and “Fellini” International Airport. It incorporates the railway station and coastal Metro, and the majority of bus routes is concentrated in this area. The area is also home to a Roman amphitheatre and it borders on the historic centre where all the city’s main monuments are located (Arch of Augustus, Malatesta temple, Tiberius bridge, Galli theatre, etc.).

• The axis connecting the station and the historic centre, consisting of Via Dante and Viale IV Novembre. Together with Corso d'Augusto, these roads represent the functional and commercial axes around which the ancient nucleus is structured.
• The avenues of the seaside town, Viale Principe Amedeo. This is the structure that gave rise to the tourist settlement and that directly connects the railway system with the coast.
• Ausa Park is an urban system with great potential thanks to its ability to channel slow mobility, to connect some of the city’s most important functions and to create a “unique” public space in the municipal area.
• The canal port is located just 500 metres from the station and is a key element in Rimini's identity. Along with Ausa Park, it constitutes the backbone of the town.
• Monuments of historical and archaeological value. The Roman amphitheatre and walls are adjacent to the station area.
• The railway station. Some of the railway station buildings are of significant historical value and are part of the city’s historical image.
