Description

The S.I.PRO area of San Giovanni di Ostellato is one of the most extensive industrial settlements of the Province of Ferrara and hosts different types of companies and services. Currently each individual sector is divided into various lots owned by the companies that have settled over the years, while the roads and green areas and parking lots are owned by the Municipality of Ostellato. The production area currently has an area of 1,135,644 square meters and is divided into 3 sections based on the several expansions carried out over the years. The industrial sites currently has availability of 4 available land lots for about 70.000 sqm. Index Ut = 0.45 sqm/sqm The urban zoning provided for by the technical legislation, divides the lots for production sites, in "Production areas of expansion in implementation", for which industrial and artisanal uses are allowed, and "Production areas of expansion of new plants". The Land Use Index of 0.45 sqm/sqm, is defined only for the third lot of the area, while the coverage ratio is equal to 50.7%. The industrial site is one of the proposals of the Emilia Romagna Region for the establishment of the new Simplified Logistics Area, which are special industrial settlements identified at national level by the Law 205/2017: geographically delimited and clearly identified areas which include at least a port area with the characteristics established by Regulation (EU) no. 1315 of 11 December 2013. These sites, thanks to their connection with the Ravenna port area, will foresee special tax reductions, incentives and simplified procedures for new settlements or enlargement

Accessibility

The S.I.PRO area of San Giovanni di Ostellato is located in a rural context not urbanized, on the motorway junction of the A13 Ferrara-Portogaribaldi. The area has a surface of 1,135,644 square meters and is addressed to productive settlements. The area is about 20 km from the port of Porto Garibaldi on the Adriatic Sea
The lots are equipped with all the utilities (water supply, sewerage, gas, electricity, telephony) so it is sufficient to ask the network operators for connections.
The area is equipped with a main driveway, located on the motorway junction, and an internal distribution road network, with dimensions and conformation suitable for the transit of heavy traffic.

SIPRO supports the settlement and works closely in relation with One-Stop-Shops of and the technical offices of the Union of Municipalities “Valli e Delizie” in order to facilitate the authorization process.

The site has been selected as ZLS-zona logistica semplificata- that is special industrial settlements identified at national level by the Italian Law 205/2017 .
