The urbanized area covers an area of 474,000 square meters, with the possibility of hosting new companies. It is a low density populated territory, mostly devoted to agricultural and productive activities. The presence of two waterways characterizes the area on the east and west edges, connoting the landscape and qualifying the natural ecosystem. The industrial area offers the possibility of expansion for production, service and commercial functions in two areas to the north and south of the current urbanized area which respectively have an area of 68,800 square meters and 256,000 square meters. The development of the industrial area must include environmental sustainability requirements: • promotion of sustainable mobility • insertion of services for a higher quality of work • reduction of energy consumption • reduction in the consumption of materials and waste production, tending towards the closure of the cycle • harmonization of interventions with the landscape and natural habitat • creation of eco-sustainable architectures It is in phase of developing an ultra wide band, a network capable of sending data at very high speed (at least 100 Mbps). Last but not least, the area is well connected with the Logistics centers of the Bologna metropolitan area. In 2021 the Municipality established the "Fossatone Board", a permanent table in which the Municipality, the Metropolitan City of Bologna, ART-ER, Confindustria, the companies and owners of the building areas participate, with the aim of sharing actions for the development and qualification of the scope.

The “Fossatone” industrial area is located about 15 km from the A14 motorway exits of San Lazzaro di Savena and Castel San Pietro Terme. Two interventions will make the location of the area even more strategic:
• the completion of the Pianura Transversal road (Bologna - Ravenna) will allow access from the north with a strategic link to the logistics hub of the Bologna Interport, the A13 Bologna-Padua motorway and to the Ravenna port hub;
• the construction of the Metrobus, a line of fast extra-urban buses also on reserved lanes, on the San Vitale route (Medicina-Bologna).

The area is identified as an area of supra-municipal importance in urban planning tools at the metropolitan and municipal level.
The Bologna Metropolitan Territorial Plan provides for the possibility of developing the existing area through production and media-logistics, tertiary and commercial functions.
The expansion areas are located to the north and south of the existing sector and have an area of 68,800 square meters and 256,000 square meters respectively for a total of 324,800 square meters.

Current authorisation status
Authorization process that can be implemented based on the type of lot:
1. Free lots with incomplete constructions in urbanized area: SCIA or Building permit. Involved in the procedure will be the Bodies that eventually have to express an opinion (ARPAE, AUSL, VVF, etc.). Estimated time for obtaining the building permit: 60 days;
2. Expansion areas: Program Agreement and subsequent Operational Agreement pursuant to Regional Law 24/2017 or other implementation urban planning tool. Estimated time for obtaining authorizations: 1 year.
