The area being redeveloped is located inside the former goods yard, adjacent to Ravenna’s railway station, on the edge of a residential area. It covers 43,000 m² and is divided in two separate lots: the largest one extends along the Vicolo del Mangano, and allows the construction of 17,220 m², 90% of which for residential use and 10% for commercial use; whilst the second area, to be given to the town council, will be used for public green areas in addition to the park of Rocca Brancaleone. The redevelopment project includes the area around the dock, in terms of its use and road access.

The buildable zone is located in a central area of the Municipality of Ravenna (158,911 inhabitants), which is the capital of the province (391,997 inhabitants) and the 5th largest city of the Emilia-Romagna Region (4,450,508 inhabitants) in terms of residents. The property, located close to the railway station the Parco Teodorico and the Rocca Brancaleone, is 1.4 km from the Piazza del Popolo, the city’s commercial and tourist centre, whose monuments, museums and historical/cultural attractions, are visited every year by thousands of tourists. Ravenna is only 14 km from the Adriatic Sea and its numerous recreational activities and 9 beach resorts. The city has excellent road access with the SS16 road (Adriatica) and the Adriatica “A-14” motorway (Bologna-Taranto), which is about 7 km from the property.
