Description

San Carlo is one of four production sites presented by the Bologna metropolitan area ready for further development and fit to host manufacturing needs and investments. It is a consolidated brownfield industrial area, already largely developed and characterized by a well-developed industrial and business ecosystem. The area is located across the two municipalities of Castel San Pietro Terme and Castel Guelfo. This location offers optimal accessibility to the region’s various highways and impressive system of sustainable public transport, comprised of various bus and train lines. The area currently hosts around 250 companies, most of which operate in the manufacturing and trade sectors. Along with the presence of some companies specialized in the production of plastic and rubber products, there are several small metallurgy operations, an important company in the automotive supply chain, and a multinational company that manufactures electronic appliances. The San Carlo site is equipped to host the following operations: manufacturing, artisanal and industrial production, a logistics and logistics-related activities, and other related operations.

Accessibility

The San Carlo area is adjacent to the A14 (Bologna-Taranto) which intersects with the A1 (Milan-Naples). In addition to this highly strategic location, the area is also close to the Castel San Pietro station which is connected along the Bologna-Ravenna and Bologna-Rimini railway lines. Bologna Centrale (24 km) can be reached in 15-25 minutes. The Bologna and Imola freight hubs are located at 27 km and 16 km of distance respectively. The Bologna Guglielmo Marconi Airport can be reached in 30 minutes.

The area is covered by urban planning tools at a supra-municipal and municipal level.

An Urban Implementation Plan due to expire in 2021 was approved for a portion of the area of approximately 20 ha, located in the municipality of Castel Guelfo. If no variations are made to the Urban Implementation Plan, only a Building Permit would be required for that portion.

With the exception of the portion subject to the Urban Implementation Plan, the following process can be envisaged for the area:
1. Possible variation to general urban planning;
2. Operational agreement or other urban implementation tool;
3. Application for building permits and other permits (if necessary).
